This Platform displays listing and sold data provided under the Toronto Regional Real Estate Board (TRREB) Virtual Office Website (VOW) program. By registering and accessing VOW data, you acknowledge and agree that:

  • The data is intended exclusively for your personal, non-commercial use.
  • You will not redistribute, copy, scrape, or otherwise disseminate the data to any third party.
  • The listing data is provided by TRREB and may not reflect the most current information. All data is subject to change without notice.
  • The accuracy of the data is not guaranteed. Errors, omissions, and discrepancies may exist between the data shown and the actual property records.
  • Sold data, listing prices, and historical records are provided for informational purposes only and do not constitute an appraisal or opinion of value.

3. Not Real Estate Advice

The information presented on this Platform, including but not limited to property listings, sold data, market analytics, comparative market analysis (CMA), school rankings, and neighbourhood statistics, is provided for general informational purposes only and does not constitute real estate, legal, financial, tax, or investment advice.

You should consult with a licensed real estate professional, lawyer, or financial advisor before making any decisions related to buying, selling, or investing in real estate. The Platform operator assumes no responsibility for decisions made based on the information provided.

4. AI-Generated Content Disclaimer

This Platform utilizes artificial intelligence (AI) technology to generate market summaries, property insights, neighbourhood descriptions, and conversational responses. AI-generated content may contain inaccuracies, outdated information, or errors. You acknowledge that:

  • AI-generated outputs are not verified by a licensed real estate professional and should not be relied upon as the sole basis for any decision.
  • The Platform does not guarantee the accuracy, completeness, or reliability of AI-generated content.
  • AI responses are not a substitute for professional advice from a licensed REALTOR, appraiser, or legal counsel.

5. School Data Disclaimer

School rankings and EQAO (Education Quality and Accountability Office) scores displayed on this Platform are sourced from publicly available Ontario government data. School attendance boundaries, board assignments, and rankings are provided for reference only. The Platform does not guarantee:

  • That a specific property falls within a particular school's attendance zone.
  • The accuracy or currency of school boundary data.
  • Future availability of enrollment at any school.

Always verify school eligibility directly with the relevant school board before making decisions based on school catchment areas.

6. RECO Compliance

Real estate services advertised on this Platform are provided by salespersons and brokers registered with the Real Estate Council of Ontario (RECO) under the Trust in Real Estate Services Act, 2002 (TRESA). All registrants are bound by RECO's Code of Ethics and Standards of Business Practice.

7. Privacy & Data Collection

By registering, you consent to the collection of your name, email address, phone number, and usage data for the purposes of providing VOW data access, account verification, and service improvement. Your personal information will not be sold to third parties. We may share your contact information with the specific real estate agent whose referral link you used to access this Platform, solely for the purpose of facilitating real estate services you have requested.

Phone numbers are verified via SMS (OTP) in compliance with TRREB VOW registration requirements. We use industry-standard security measures to protect your data, but no system is completely secure.

7.5 Electronic Communications & Newsletters (CASL)

If you check the newsletter consent box during registration, you expressly agree that Home Standards Brickstone Realty and your assigned real estate agent may send you commercial electronic messages ("CEMs") by email, including but not limited to:

  • Market updates, neighbourhood reports, and sold-data summaries
  • New listing alerts and property recommendations
  • Invitations to open houses, webinars, and client events
  • Promotional information about the brokerage's services

You may withdraw this consent at any time by clicking the Unsubscribe link included in every email, by emailing [email protected], or by adjusting the setting in your account. Your unsubscribe request will be honored within 10 business days as required under Canada's Anti-Spam Legislation (CASL). Transactional or service-related messages (e.g., account verification, inquiry responses) are excluded from this opt-out.

8. Limitation of Liability

To the fullest extent permitted by applicable law, the Platform operator, its affiliates, agents, and licensors shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of or in connection with your use of or inability to use this Platform, including but not limited to:

  • Errors, inaccuracies, or omissions in property data, pricing, or market analytics.
  • Financial losses resulting from reliance on information presented on the Platform.
  • Interruptions, delays, or unavailability of the Platform or any of its features.
  • Unauthorized access to or alteration of your data or transmissions.

8.5 Landlord Mode (Free Service) Disclaimer

Landlord Mode (the "Service") is an optional, complimentary feature offered free of charge to help property owners record rental income, recurring expenses, and related property-management data. By enabling Landlord Mode, you expressly acknowledge and agree that:

  • The Service is provided strictly on an "as-is" and "as-available" basis at no cost. While we employ industry-standard security measures — including encrypted transport, access controls, least-privilege data handling, and routine integrity audits — to safeguard your data, no online service can guarantee absolute security, and we make no such guarantee.
  • You are solely responsible for the accuracy, lawfulness, and confidentiality of any information you upload, including but not limited to property addresses, rent amounts, expense records, tenant names, and any other personal or financial data. You should not enter information whose disclosure could cause you material harm, and you should not upload sensitive banking credentials, credit-card numbers, or government-issued identification.
  • To the fullest extent permitted by applicable law, the Platform operator, its affiliates, agents, and employees expressly disclaim any and all liability for any direct, indirect, incidental, special, consequential, or punitive damages arising from (a) unauthorized access to, disclosure of, loss of, corruption of, or alteration of any data stored within Landlord Mode; (b) service interruptions, delays, or data unavailability; or (c) your reliance on the Service for tax filing, legal reporting, financial reporting, or any dispute with a tenant, lender, insurer, or government authority.
  • Because the Service is provided free of charge, no service-level agreement, uptime warranty, refund, or compensation obligation of any kind shall apply, except for such obligations (including statutory breach-notification duties) that cannot be lawfully waived under applicable Canadian law.
  • You agree to comply with the Personal Information Protection and Electronic Documents Act (PIPEDA) and any applicable provincial privacy legislation when entering information concerning tenants or other third parties. You represent and warrant that you have obtained all necessary consents before uploading any third-party personal information to the Service.
  • We reserve the right to modify, suspend, or permanently discontinue the Service, in whole or in part, at any time and without prior notice. You are solely responsible for maintaining your own backups of any records important to you; export features, where available, are provided as a convenience and not as a guaranteed data-recovery mechanism.

By enabling Landlord Mode, you confirm that you have read, understood, and voluntarily accepted this disclaimer, and you waive, to the fullest extent permitted by law, any claim against the Platform operator, Home Standards Brickstone Realty, and their respective affiliates arising from your use of this free Service.

9. Intellectual Property

All content, design, code, and data on this Platform are protected by copyright and intellectual property laws. TRREB data is used under license and remains the property of TRREB. You may not copy, reproduce, distribute, or create derivative works from any content on this Platform without prior written consent.

10. Governing Law

These Terms of Use shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes arising from the use of this Platform shall be subject to the exclusive jurisdiction of the courts of Ontario.

11. Modifications

We reserve the right to modify these Terms at any time. Continued use of the Platform after changes constitutes acceptance of the revised Terms. It is your responsibility to review these Terms periodically.
